Design Process

PLANNING PHASE

Establish with client all program requirements for all spaces, their relationships and values. Establish the client’s objectives, goals, and priorities of importance for each space. Determine the style preferences, materials preferences, budget, and estimated total square foot area.

Review the client’s current and projected life style and the current and projected daily operation.

Establish the time line with projected time frame for each phase of service including construction to completion.

CONSTRUCTION ADMINISTRATION

Assist the client or third party in preparing bid forms for contracts.

Assist with solicitations of bids from qualified contractors.

Review questions and issue clarifications or addenda when required.

Review all submitted shop drawings and samples of the architectural, structural, mechanical, and electrical trades.

Provide on site observation for the progress and quality of the work completed of the architectural, structural, mechanical, and electrical trades.

Prepare field reports and site observations and visits.

Issue bulletins and change orders for field conditions or client’s request.

Prepare a final walkthrough punch list final payment, and waivers of lien.

When final payment has been issued, the architectural basic service has been fulfilled.

SCHEMATIC / DESIGN DEVELOPMENT PHASE

The typical items that would be considered in the schematic design would include the information received from the Planning Phase and the review of all the potential site constraints.  Some of the site constraints include the governing codes, utilities, zoning ordinances, association requirements, setback requirements, prevailing winds, solar orientation, possible existing vegetation, topography, existing views and focal points. 

All scaled site plan, floor plan or plans will be developed for the owner’s review and approval. This may require the development of several schemes for review and approval. The conceptual plan may be modified with the continuation of the design process. This conceptual process may take several meetings with refinements.

With the said approval of the conceptual refined site and floor plans, the process will continue  with the development of the exterior elevations, cross sections, interior elevations, kitchen, baths and details. This may take several meetings and revisions to receive owner’s approval.

Only with the final Schematic Design Development Phase approval will the Construction Document Phase begin.

CONSTRUCTION DOCUMENT PHASE

Prepare construction documents and specifications with details for the architectural, structural, HVAC mechanical and electrical trades suitable for contractors to complete their work.

Prepare specifications establishing standards for materials, workmanship and finishes. Fixture and finishes schedule to be reviewed and approved by client.

Coordinate third party consultant’s specifications and drawings with the architect’s construction documents.
